3.0 Buildings & people
Organized buildings, apartments and tenants
Every apartment starts with the right details.
Keep floors, areas, shares and apartment status together. Update the register in bulk or bring a building into Nestio from a CSV file.
The details and the person, connected.
Select an apartment to follow its link to an owner or tenant. Floor, area and shares remain in the building register; the person keeps their own record.
Update a column, not a dozen forms.
Edit apartment details in one grid. Validate the changes before saving them together.
Keep the heating coefficients with the apartment.
Record fi and εi from the heating study for the apartments that need them. They are available when configuring the building’s heating allocation.
Bring the building, not just a list of names.
Import a CSV with the building, apartments and owner–tenant relationships. Review the preview and resolve errors before confirming.
Know the person behind the apartment.
A person can be an owner in one building and a tenant in another. Keep their contact details and relationships together, then communicate in the right context.
One person. Their roles in every building.
Open a person’s record to see their contact details and linked apartments, with the owner or tenant role for each relationship.
Decide who is charged.
Choose whether owner expenses and reserve-fund charges go to owners or tenants in the building settings.
Know what happened after Send.
Check the recipient, delivery status and recorded opens in the communication log. Follow up with context, not guesswork.
Their bills. Their payments. Their own view.
When portal access is enabled, owners and tenants sign in with an email code. They see the published bills for their linked apartments, without access to the office workspace.
A code in their inbox. No new password.
Residents use their primary, verified email and a six-digit sign-in code to reach their own overview.
Published bills, organised by period.
Residents can open their current and previous bills and print a copy. Drafts stay with the office until the bills are published.
Review the amount. Continue to payment.
With online payments enabled for the building and Viva connected, residents can choose an amount and continue to checkout.
A record of what they have paid.
The payment history keeps dates, amounts, methods and recorded refunds together, so residents can look back without asking the office.
3.4 Announcements
One notice. The whole building.
Maintenance, meetings and shared updates, with a place for residents to find them again.
- Write or import.
- Use headings, lists and attachments, or bring in text from Word. Preview the PDF before printing.
- Publish and notify.
- Release the notice to the building’s portal. Optionally email residents with a verified address.
- Keep the noticeboard current.
- Unfinished notices stay as drafts. Archive older announcements when they no longer apply.
From the office register to the resident’s bill: one connected workflow.
